




Congratulations on deciding to purchase a home! After all that house hunting, all of those hours scouring the internet for your dream home…you have finally found it. It's in the perfect location; it's the perfect size with all the perfect finishes, it's in a perfect neighborhood, has all the perfect surroundings, and it's the perfect spot to call your own. You liked what you seen, so you put an offer on the property. Now that the Seller has just accepted your offer and the bank financing is now processing. You must be very excited! There's only one slight problem! You just put an offer on a house that took you approximately twenty minutes to walk through.
Did you happen to notice any major defects while you were walking through the home?
You must be wondering how many major repairs lurk in that particular home. Or maybe you are just enamored by your "new" home. Well, I can tell you (from experience) that no home is defect free, so please never underestimate the importance of the home inspection.
Locating any defects now is crucial because buying that home does not give you a money-back guarantee a buyer receives with most purchases at department stores and the like. There's no return policy if you're not satisfied with your new home. Once you buy a home, you're on your own to maintain it, repair it, anticipate problems and pay all the bills. That is why it's best to know as much as you can about potential problems now, before you make the big commitment to buy.
I know you have a lot going through your mind right now (I've bought a few homes myself). You are thinking about these new payments, home owners insurance, flood insurance, property taxes, commissions, money left over to do things to your new home when you move in…maybe a new hot tub or pool. You have enough to worry about with worrying about the condition of your home. There's one more important home buying detail. Don't rely on the seller's disclosure report to reveal what is wrong with your prospective home. The Seller doesn't necessarily know all the hidden problems of the house and thus can't disclose them, or maybe he/she won't be as honest as I will be. Your investment will always be my concern.
