




Generally the inspection itself takes 2-3 hours to complete. The inspection that I perform for you will consist of inspecting, on average, more than 120 different points. What to Expect on Inspection Day
I'll begin by carefully taking a look at the exterior of the property. All of the exterior features of the property will be inspected including driveways, drainage systems, grade, vegetation, and fencing. The entire roof will be inspected along with chimneys, skylights, vent pipes and any other equipment mounted there or protruding through the roof. Next is the interior. I usually work through the building in a logical sequence inspecting one room at a time and one floor at a time. Appliances and bath fixtures will all be tested as well as a representative number of accessible electrical outlets, windows and doors. During the detailed interior and exterior checks, I'll perform an exhaustive evaluation of the plumbing, electrical, and heating/cooling systems of the home. The entire inspection should take no longer than 2-3 hours.
At the conclusion of the inspection I will generate a report based on my findings. This will be done at the inspection site. I will need at least an hour to produce the report. I'll be happy to deliver the bound report to you when complete at your business or home if you don't wish to wait for it. In any event, the report will be DONE before I leave the inspection site. Our truck is equipped to provide us with a great mobile office complete with computer, internet access, printer, GPS, etc. We do this as a service to you so that the inspection that you are paying for you will get...right then and there.
Don't fall for the "inspection delivered within 24-hours" routine. I know if you are like me when I shell out $200, $300, or more dollars I'd like to get something in return a bit quicker than "within 24-hours". Would you go to your local department store, buy $300 worth of merchandise and then leave it there for "about 24-hours". If you are hiring a home inspector it's for the sole purpose of inspecting your property so don't settle for a quick "summary" report the day of the inspection, and something emailed to you that you have to print yourself.
