Home Inspections in Fallon, Dayton and Minden: What Rural and Small-Town Buyers Should Know

Homes in Fallon, Dayton, Minden and the surrounding valleys are a different kind of purchase than a subdivision house in Reno. More of them sit on acreage, rely on private wells and septic systems, and have been added onto over the years. That affects what you should have checked.
Wells and septic systems
Municipal water and sewer are monitored by a utility. A private well and septic system are your responsibility. A standard inspection looks at what's visible, but water quality and the condition of the septic system are separate questions. We recommend water testing for any well, and a septic evaluation by a qualified septic company before closing.
Additions, outbuildings and DIY work
Rural properties often have a shop, a detached garage, a converted porch or a room added without much oversight. We look at the electrical, structure and heating in these areas, and we note when work looks like it may not have been permitted or professionally done. Ask the seller what was added and when.
Drainage, grading and the land itself
Flat lots, irrigation ditches and wind and dust are all part of living in these areas. We check how water moves around the house, the condition of stucco and siding, and the roof, since exposure here is hard on exteriors.
Add-ons worth considering
Water quality testing for wells
Radon testing
Sewer scope if the home is on a municipal sewer lateral
