"Mold inspection" gets used two different ways, and the difference matters. A visual mold inspection and lab-based air quality testing answer different questions, and knowing which one you actually need can save you money - or catch a problem the other one would miss.
What a Visual Mold Inspection Covers
A visual inspection is exactly what it sounds like: a trained eye checking crawl spaces, attics, bathrooms, under sinks, and anywhere moisture tends to collect for visible growth, staining, or musty odors. It's quick, it's included in a lot of general home inspections, and it catches the obvious cases.
What Air Quality Testing Adds
Air sampling to measure spore counts in the air you're actually breathing
Surface sampling (swab or tape lift) from suspect areas for lab identification
Lab analysis identifying the specific mold species present
A comparison between indoor and outdoor baseline spore counts
Documentation of hidden mold growing behind walls or under flooring with no visible signs
Which One Do You Need?
If there's visible staining, a musty smell, or a known history of water damage, lab testing gives you the real picture - species, concentration, and whether remediation actually worked afterward.
