11-Month Warranty Inspections

An 11-month warranty inspection is a full home inspection performed just before your builder's one-year warranty expires.

Most new-construction warranties cover defects for the first 12 months, but that window closes fast, and issues that seem minor at move-in can turn into real, costly problems once the warranty is gone.

We inspect the same major systems as a standard home inspection, including roof, foundation, electrical, plumbing, HVAC, windows, doors, and grading, specifically looking for anything a builder would be responsible to fix under warranty.

You will get a full written report with photos and clear findings you can hand directly to your builder, well before the 12-month deadline.

What We Recommend
Schedule this inspection around month 10 or 11. That gives you enough time to get a report back, submit any warranty claims, and get repairs scheduled before coverage ends.
This is one of the most overlooked steps in new home ownership. Most buyers never know an issue exists until it is too late to claim it.
