If the home you're buying or selling in Reno, Sparks, Fernley, or Carson City has a pool or spa, its condition matters just as much as the roof or the furnace. Good news: pool and spa equipment is already part of our standard home inspection, no separate appointment or add-on fee required.

What Gets Evaluated

  • Visible condition of the pool shell, decking, and coping

  • Pump, filter, and heater equipment condition and operation

  • Visible plumbing and electrical connections at the equipment pad

  • Safety features such as barriers, gates, and pool covers where present

  • Spa equipment, jets, and controls where applicable

Why This Matters in Northern Nevada

Our freeze-thaw winters are hard on pool equipment and exposed plumbing. Cracked coping, deteriorated pump housings, and freeze-damaged lines are common findings in older Northern Nevada pools, especially on homes that sat vacant over a winter without proper winterizing.

What a Standard Inspection Doesn't Cover

A visual inspection evaluates observable condition and operation of accessible equipment. It's not a substitute for a dedicated pool leak detection test if you already suspect a leak, but it will flag visible red flags that point you toward one.

Home Inspection Associates, LLC includes pool and spa equipment as part of every standard home inspection across Northern Nevada. Schedule your inspection and get the full picture of the property, water features included.

Pool and spa equipment is just one part of a standard visit — see our full breakdown of what a Nevada home inspection covers.
